How it Works

The law requires the responsible person of an HMO or block of flats to ensure the safety of the occupants. For fire safety this means providing an effective means of escape (MoE) for all tenants and ensuring effective precautions are in place such as fire alarms, emergency lighting, fire blankets etc, as well as associated safety such as gas and electrics.

To prove you are complying, this means keeping up-to-date records to demonstrate compliance to the enforcing agencies (usually the local authority, Environmental Health and/or local Fire and Rescue Service).

The usual method is to maintain a hard copy fire log book for each address, and keeping these together with the fire risk assessment, gas and electrical certificates in a file within an office. One location, usually only available to one or two people at a time, where certificates, assessments or log books are often misplaced, damaged or even worse lost.

System Features

Fire Risk Assessment

The ability to upload your Fire Risk Assessment as required by article 9 of the Fire Safety Order 2005 against each property. An alert will be sent 11 months after the specify date of upload to remind you to review the assessment and action plan.

Monthly

Prepared templates for recording of the fire alarm, emergency lighting, housekeeping and means of escape tests and inspections against each property. An alert will be sent 3 weeks after the specify date of input to remind you of next required inspection date.

Six Monthly

The ability to upload your fire alarm inspection certificates (for grade A systems) and fire door inspection programmes against each property. An alert will be sent 5 months following the specify date of inspections to remind you of the next required date.

Annual

The ability to upload your fire alarm inspection (for grade D systems) emergency lighting, gas safe certificates and PAT inventory against each property. An alert will be sent 11 months following the specify date of inspections to remind you of the next required date.

Five Yearly

The ability to upload your BS7671 fixed wiring condition reporting against each property. An alert will be sent 59 months following the specify date of inspection to remind you of next required date.

Automatic Alerts

Automatic alerts set to each timescale from the date of each last entry so you will never forget to complete each test or inspection. All inspections can be logged real-time by use of any PC, tablet or smartphone with internet access.

Downloadable Records

Once logged or uploaded any record can be downloaded at the press of a button.

Property Timeline

Multiple uploads will show an historical time account for each property, giving you the complete assurance your properties are complying with the law.
